Metrics & Results

  • After finalizing our new presentation, there was considerable interest from other agents and teams to share our updated presentation for them to format for their own use. This presentation was shared within our brokerage and nationwide agent mastermind groups.

  • Determining the skills that set our team apart, and communicating the value these skills bring was a major goal of this project. I included clear sets of valuable information including 22 things our team does differently, 28 items that we negotiate on our clientsā€™ behalf, and examples of relevant documents.

  • With recent updates to the California Buyer Broker Agreement, home sellers are no longer responsible for contributing a percentage of the agent fees to the buyerā€™s agent. Therefore, it is up to the buyers to agree to pay for Buyerā€™s Agent services, and the responsibility of the agents to accurately and appropriately explain the value in their services.

  • Remaining consistent with both our Broker brand guide and Team brand kit, the design of this presentation communicates luxury services for serious buyers. In addition to a digital flip-book, each presentation was professionally printed and hard-cover bound as a take-home for the client.

Understanding Changes to the Buyer Broker Agreement

When our brokerage first got notice of changes to the way Buyerā€™s Agents would be compensated, they called an all-brokerage meeting to keep us informed about how to best prepare. My notes from this meeting below:

After the brokerage meeting, our team met to brainstorm a collection of all the services we provide to buyers. This served as the starting point for determining any new content or pages to add into our existing presentation. Notes from our brainstorm below:

Updated Statistics

The final preparation stage involved gathering updated team and brokerage data from the SDMLS and Compass Research team for our most updated sales info. Metrics include average annual sales volume, number of transactions etc.

Design

Before the changes to the buyer broker agreement, our team had been using the standard broker template for our buyer presentation. This was not completely customized to our team, and would therefore not effectively communicate what sets our team apart.

I first took the notes from both meetings and turned them into a rough table of contents, shown to the left, outlining the information in the order of the presentation. I started creating new pages for each bulleted item and placing them into the correct order. The table of contents shifted slightly as iterations of the presentation were reviewed by our agents. We decided that instead of focusing on products our buyers love, we would focus on services and that the ā€œnext stepsā€ section would better be titled as the home buying process. I also moved the client community pages to the end of the presentation, as the main focus of the buyerā€™s presentation is to communicate the value of the services provided.

Section Break-Down

In order to provide the most accurate information possible, we included examples from both the Agent Representation Agreement and the Buyer Broker Agreement. These pages give an example of what kinds of paperwork are required to complete the transaction as well as the exact terms of the contract between buyers and the agent representing them.

Paperwork Examples

I included a set of icons in the Transaction Timeline overview that help to easily identify which step of the process is being explained. These icons are all of the same design style in our branded team color. They appear in the timeline overview and on each page relating to the step referenced.
